Early Mortgage Prep Can Help You Get a Better Rate
A mortgage is rarely one-size-fits-all, so an early conversation with a trusted lender can shape your rate, your loan options, and your monthly payment.

Many buyers treat the mortgage as a formality, something to sort out once they’ve found the right house. In practice, it’s rarely that simple. A mortgage isn’t a choice between chocolate, vanilla, and strawberry, with a lender handing you the flavor that fits. Lenders can be remarkably creative in how they structure a loan, and nearly every application comes with its own caveats.
Christina Day of our team recently sat down with Andy Webb on Real Talk Real Estate to discuss why the earliest stage of the process matters so much. Her insights reflect what our team sees with buyers again and again.
Start the mortgage conversation early. The most common mistake is waiting until the last minute to deal with the mortgage application. That work has to happen up front and well in advance.
Our team is currently working with a couple who don’t plan to buy until around the end of 2027. Both have unique income. One is self-employed, and the other recently started a new job that involves significant overtime. Rather than waiting, we encouraged them to get their ducks in a row now.
Unique income needs careful documentation. Self-employed buyers face a particular tension. The income you report on your tax return after deductions is what a lender sees, so it needs to support the home you want to buy.
Overtime presents its own challenge. Not all overtime counts at first, because lenders generally want a history of overtime before they rely on it.
That’s why we met with the lender together. The lender explained the documentation needed for both self-employment income and overtime, walked through the loan programs that could work for them, and outlined what to pay off, what to pay down, and where their credit score should land. With that guidance, the couple has time to put themselves in the best possible position for the best possible interest rate.
One credit issue can change everything. Even buyers who are already preapproved benefit from a closer look. A buyer we worked with recently discovered that a single item on their credit was pulling down their score. It also limited the loan programs they qualified for and raised their interest rate.
Fixing that one issue could save them a couple hundred dollars a month, which adds up quickly. So we pressed pause. Instead of rushing into buying, we addressed the problem first.
Shop by payment, not approval. The most important questions in buying a home are how much it will cost out of pocket and how much it will cost each month. What a buyer technically qualifies for matters far less.
The couple mentioned earlier could afford a $5,500 monthly payment, but they want to stay closer to $4,000. That number, along with how much they plan to put down, tells them exactly what they can buy and where we should shop. It replaces winging it, scrolling through websites, and wishful thinking with a real plan built around what they can truly afford.
Work with lenders you trust. People often ask how to do this the right way and how to find the right mortgage lender. Our team works with people we know, like, and trust, lenders who have handled our own mortgages and whom we’ve trusted with our own finances and our families’ finances, not just our clients’.
A trusted partner at the closing table. When you close on your home purchase or refinance, experience matters. That’s why we refer our clients to Friends Title & Escrow, an attorney-owned and operated title company with local offices in Maryland and West Virginia. Licensed in Maryland, West Virginia, Virginia, Pennsylvania, and Florida, they combine today’s technology with an old-school personal touch.
If you’re thinking about buying in the next year or two, the best time to start that conversation is now. Call me at 240-549-6659, email jay@dayhometeam.com, or visit blog.dayhometeam.com. The team at Jay Day And The Day Home Team, LLC at Lpt Realty would be glad to help you build a plan before you ever start shopping.
