You’ve probably seen the headlines saying the housing market is slowing down, homes are sitting, and buyers are back in control. In a lot of our neighborhoods across Maryland, Pennsylvania, and West Virginia, that’s just not the reality.

This past weekend, my team and I put a home on the market on Friday, and by Sunday it had drawn more than 55 showings, including an open house that brought more than 25 people through in a two-hour window. A slow headline doesn’t mean the home you want will wait around for you, and that’s exactly why being prepared matters so much right now.

So what does a prepared buyer actually do? It comes down to three things.

1. Have your pre-approval ready to roll. Before you’re out looking, get your pre-approval done so you know your numbers and a seller knows you’re serious. On that same listing, the buyers who lost out weren’t unqualified; they just hadn’t squared away their financing, and their lender wasn’t working the weekend when the offer deadline hit. If your approval isn’t ready and your lender isn’t reachable on a Sunday night, you can miss the home entirely.

2. See it fast, not later. When a home comes on the market and it looks like a fit, get your agent to show it to you right away. Do not tell yourself you’ve got extra time, that you’ll catch it later in the weekend or sometime next week. That later may never come. On our listing, plenty of people meant to circle back, and by Monday the MLS already showed it under contract.

3. Be ready to write. If you walk through a home and it checks all the boxes, this is not the moment to sleep on it. The buyers who won that weekend had their agent ready, their offer written, and their financing set, so when the seller reviewed offers, theirs was in the pile. The ones who waited until Monday to reach out were already too late.

None of this means panicking or overpaying. It means well-priced homes are still moving fast, and you want to be the buyer who’s set up to act instead of the one scrambling after the fact. A little preparation on the front end is what puts you in position when the right home shows up.
