Are you like most sellers, losing sleep over things completely outside your control? Interest rates, the economy, whatever’s happening in the world this week? If so, that’s understandable. You’re in good company, because most people want control over their situation. But here’s the reality: the more you focus on what you can’t control, the more stressed you’re going to be.

Before we get into the three, a quick word from the team that handles the part of your sale that experience really matters on: closing. 1. The presentation of your home. This is 100% yours. Presentation is simply how your home is going to show, and it’s the first thing that shapes a buyer’s impression. My team will come in and give you ideas, and we’ll bring in a professional stager who gives you a detailed list of everything they’d recommend to make your home look its absolute best before it hits the market.

Part of that is professional photography and that stager consultation, but ultimately, what you do and don’t do with that list is entirely up to you. That’s real control, and it matters more than most sellers realize.

2. The pricing. You’re the seller, so what you list your home for is your call, plain and simple. Our job as your agent is to hand you the comparables, tell you what’s happening in the market, and talk you through strategy and timing. But the number itself? That’s 100% in your court.

The market has slowed, and well-priced homes are still selling quickly, while the ones that sit are usually making the same avoidable mistakes. Getting this lever right is one of the most powerful moves you make.

3. The promotion. Now you might be thinking, how is the promotion in my control? It’s your agent’s job to market the home. And that’s exactly the point: you control the promotion because you choose the agent who handles it. So don’t pick someone who’s going to skimp on marketing, because marketing is a lot more than dropping your home into the MLS.

Ask what a team actually does. Are they running digital marketing? Print? Social media, including paid social? Are they driving people to a website that buyers actually use to search for homes? The agent you hire runs the promotion, but you’re in charge of picking who that is, so choose the one who knows how to get the most eyes on your home.

Here’s the thing that ties all three together: while everyone else is stressing about rates and the economy, the sellers who win are the ones who pour their energy into presentation, pricing, and promotion, the levers that are actually theirs to pull. Focus there, and you’re in control of the outcome that matters.
