If you’ve owned your home for five years or more, there’s a good chance you’re sitting on more equity than you realize. And if you’ve been thinking about upgrading to a bigger home or a better location, that equity could be the tool that makes it happen.

Let me walk you through how move-up sellers are putting their equity to work and making smart transitions in 2026.

Start with the size of what you’re sitting on. Right now, homeowners with a mortgage hold roughly $17 trillion in home equity, and the average one has about $295,000 built up. That’s a lot of money sitting in people’s homes. Here in Maryland, values have appreciated steadily over the past several years; the median is around $447,000, and prices are still up year over year.

If you bought five, ten, or fifteen years ago, your equity position today is likely much stronger than you think.

That net number is what funds your next move, so get a clear picture of it before you fall in love with a listing. Get your home’s current value and work backward from there.

You have more options than sell first, buy second. Most people assume you have to sell your current home before you can buy the next one. That’s one path, but it isn’t the only one. A bridge loan lets you access funds for your next purchase before your current home sells. A HELOC lets you borrow against your existing equity to cover the down payment on the next property while keeping your current mortgage in place.

Buy-before-you-sell programs let you make strong offers on your next home and then list your current one without the pressure of carrying two mortgages. And a rent-back agreement lets you close on the sale of your current home but stay in it temporarily while you finalize the purchase of the next. The point is, you have choices.

Timing and strategy matter more than they used to. In a market where homes were selling in a weekend, the gap between selling and buying didn’t matter much, because everything moved fast. That’s not 2026. Homes in Maryland are averaging about 48 days on market, and buyers are taking their time, which means you need a tighter plan for how your sale and purchase line up.
